1.      WHY DO I NEED A PERMIT?

A.      You as a citizen will need assurance that your addition or alteration does comply with the Florida Building Code.  Thru the permitting process the Town completes routine inspections on your job (see section    for this information).

2.      WHEN DO I NEED A PERMIT?

A.      If in doubt please contact your local Building Department. In general permits shall be required for; construction, alterations, repair, moving or the demolishing of any building or structure.

F.B.C. 104.1 General:  It shall be unlawful to construct, enlarge, alter, repair, move or demolish any building, structure, or any part thereof; or any equipment, device or facility therein or thereon; or the change the Occupancy of a building from one use Group to another requiring greater strength, means of egress, fire and sanitary provisions; or to change to an unauthorized or prohibited use; or to install or alter any equipment for which provision is made or the installation of which is regulated by this Code; without first having filed application and obtained a permit therefore from the Building Official.  A permit shall be deemed issued when signed by the Building Official and impressed with the seal of the governmental agency issuing said permit.

Notice to Applicant:  As a condition to the issuance of a building permit with an estimated value exceeding $2500, the applicant must promise in good faith that a copy of the Notice of Commencement and construction lien law brochure will be delivered to the person whose property is subject to attachment.  Also, a certified copy of the recorded notice of commencement must be posted at the job site for the first inspection which occurs seven (7) days after the building permit is issued.  In the absence of such posted notice, the inspection will not be approved and a re-inspection fee will be charged.
